Heritage Statements
Under the National Planning Policy Framework, you need a statement of significance to accompany any proposal of works affecting a heritage asset - assessing the work against conservation principles and supplying evidence of potential impacts. Planning Applications for Heritage Curtilages
Work to outbuildings often falls under permitted development rights. However, any proposed work to outbuildings located within the curtilage of a listed building does require planning permission. We can make sure you don't get caught out.
Character Appraisals
A character appraisal is designed to investigate all aspects of a Conservation Area. This includes identifying specific features such as historic architecture, green spaces, and waterways, as well as intangible qualities like activities, sights and smells that help define its special character. Conservation Area Consents (planning permission for demolition)
While Conservation Area consent is no longer required for the demolition of unlisted buildings in conservation areas, planning permission is still required for “relevant demolition” (and it is a criminal offence to demolish an unlisted building in a English Conservation Area without it).
